Daily cycles

It’s not just physical dimensions, either. Commercial garage doors also open and close much more often than residential garage doors. Where you might open a home’s garage door twice a day, a commercial door may need to be opened much more frequently, up to 25 to 50 times per day, which equates to possibly 100,000 cycles in the opener’s lifetime (compared to just 10,000 for a residential door opener). Handling that workload requires durability and strength.

The question of horsepower

Commercial garage doors are larger and heavier than residential doors, so commercial operators are stronger. However, you’ll still find that their horsepower ratings vary.

Commercial garage door operator types

You’ll find two types of electric door operators in use today. These are trolley and jackshaft garage door operator styles. Not sure which you need, it all comes down to where the operator will be installed.

Trolley

Trolley-style operators are installed on the ceiling and are usually centered on the middle of the garage door. A rail connects the door to the motor, and a trolley rides the rail, pulling the door up and down as necessary. This is a good choice for standard lift doors.

Jackshaft

Jackshaft garage operators are wall-mounted beside the door, rather than on the ceiling. They’re screw-drive models that use rotational force to open the garage door by turning a torsion bar. These are good choices for any type of door so long as there’s space to the side of the door opening.

For car dealerships and city garages, jackshaft openers are usually the better choice because they maximize your usable space. However, you’ll need a couple of accessories to go along with your opener.

● A loop detector set into the floor before the door will detect vehicles and automatically open the door.

● A mid-stop allows the door to open only partially if needed, rather than fully every time, which can help prevent a lot of heat or cooling from escaping.
